Flux Core builds and operates modular AI data centers on land the tribe controls. The tribe finances the infrastructure through standard debt (roughly $7.5 million per year per MW of IT load in debt service), and Flux Core delivers the full technology stack — compute, cooling, power integration, and operations. In exchange, the tribe collects the majority of the revenue that the data center generates. Depending on how the data center is used, that revenue is projected at $15–20 million per MW per year, leaving the tribe with $6.5–12.5 million per MW per year in passive revenue after debt service and operations.

TRIBE

The tribe owns the land, provides the site, and finances the data center through standard infrastructure debt. Debt service is roughly $7.5M per MW of IT load per year. The tribe holds title to the asset.

FLUX CORE

Flux Core designs, delivers, and operates the data center on the tribe's behalf — turnkey compute, cooling, power integration, 24/7 monitoring, and end-customer contracts. Flux Core earns a management fee; the majority of revenue flows to the tribe.

The data center generates $15–20M per MW annually across three possible use cases (see page 5). After debt service and operating costs, $6.5–12.5M per MW per year flows to the tribe as passive revenue.

Data centers need reliable, large-scale power. Flux Core supports both paths so tribes can pick whichever fits their site, timeline, and existing infrastructure. Both power configurations produce the same tribal revenue potential.

The economics of a tribal AI data center are simple. The tribe finances the build with roughly $7.5 million per MW per year in debt service. The data center generates gross revenue somewhere between $15 and $20 million per MW per year. After debt service and operations, the tribe keeps $6.5 to $12.5 million per MW per year in passive revenue — the wide range depends on which of the three use cases the tribe chooses. These figures scale linearly with deployment size. A 5 MW deployment on tribal land is projected to deliver $32.5M–$62.5M in annual tribal passive revenue. A 10 MW deployment: $65.0M–$125.0M per year. A 25 MW deployment: $162.5M–$312.5M per year. Debt service and revenue both scale proportionally.

Our role is to design it, deliver it, operate it, and deliver revenue to the tribe. When the debt is paid off, the tribe holds a fully-owned, revenue-producing data center on tribal land with no encumbrance from Flux Core.
